Join FAA for a Post-Session Legislative Update on March 24

Florida's rental housing climate and potential legal and regulatory influences will headline the inaugural FAA Property Management Executive Forum on Thursday, March 17 at 1 p.m.

Panelists will discuss their perception of the current rental housing "climate" in Florida, and how legal issues and county/municipal regulatory proposals and interventions could impact operations. Attendees will have the opportunity, time permitting, to ask questions directly of panelists in this live moderated discussion.

"Tampa has experienced some significant population growth over the last several years and it’s really fueling a substantial demand for apartments in the whole metro region,” said Amanda White, Government Affairs Director for the Florida Apartment Association. White emphasized that because Tampa's population is expected to continue growing, the key is to increase the supply of all types of housing, specifically affordable and workforce housing in the area.

Last year, NAA conducted a groundbreaking Mental and Emotional Health Survey for the rental-housing industry, with more than 2,300 employees providing feedback. This issue remains very important due to the pandemic, industry staffing challenges, and how this has affected people’s work and personal lives. 

Therefore, NAA will continue partnering with Swift Bunny to conduct another national employee survey, which will remain anonymous and complimentary, and take just two minutes to complete. Participating companies have the option to receive a report that summarizes their employees’ responses compared to the national benchmarks.

On February 9, the City Council of St. Petersburg voted 3-1 not to pursue the rent control. The City Council of Tampa reached a similar conclusion at their meeting on February 24. Rather than moving toward rent control, the Council voted to instead approve more rental assistance.

"We were pleased to see that the discussions in both St. Pete and Tampa noted that rent control is shown to have a negative effect on housing supply and investment in existing properties. Rather than pursue a failed policy solution like rent control, local governments should focus on addressing Florida's housing supply shortage by removing barriers to apartment construction," said Amanda White, FAA Government Affairs Director.

In today’s apartment marketplace, where rents and occupancy are at historically high levels, quality customer service is proving to be the differentiator.
