FAA 2025 Compensation & Benefits Survey

Background

In February 2025, the Florida Apartment Association partnered with Swift Bunny to revisit the employee compensation and benefits survey previously conducted in 2022. The study was an anonymous survey focused on gathering insights to help members evaluate the competitiveness of their compensation and benefits against the market and identify opportunities to enhance their compensation and benefits to improve engagement, retention, reputation, and the bottom line.

Participants

The comprehensive study included data from 155 management companies across Florida. The participating companies were diverse in terms of portfolio size, number of units owned and/or managed, and the number of employees.

Affiliates were grouped into three regions to capture an overview of the state. The full study provides a breakdown of salaries in each region for different positions to help members accurately analyze salaries. Participant property distribution was as follows:

  • 51% in North Florida (NWFAA, CCAA, FCAA, NCFAA)
  • 62% in Mid Florida (AAGO, BAAA, SCAA)
  • 43% in South Florida (SEFAA, SWFAA)
